Choosing where to rent or hire warehouse space is one of the biggest decisions a business makes. The right location cuts delivery times, lowers transport costs and makes it easier to recruit staff. The wrong one can lock you into years of higher costs and slower service.
There is no single best place for every business. A start-up selling online, a food producer and a national retailer all need different things from a warehouse.
In this guide, the Logical Storage Solutions team will compare the UK’s main warehousing regions on transport links, costs and industry fit, then look at which locations suit different types of business.
What makes a good warehouse location?
Before comparing regions, it helps to be clear about what matters most:
- Transport links: Access to motorways, ports, airports and rail freight terminals determines how quickly goods move in and out.
- Proximity to customers: The closer you are to the people you deliver to, the lower your last-mile costs.
- Rent and running costs: Rents vary enormously across the UK and business rates, service charges and energy add to the total.
- Labour availability: Busy logistics hubs offer experienced staff but more competition for them.
- Building specification: Clear height, floor quality, yard space and power supply affect how much you can store and how efficiently.
Rents are often the deciding factor. Our guide to UK warehouse costs in 2027 breaks them down region by region, from around £29 per sq ft a year in London to around £8.25 in the North East, against a UK average of roughly £12.
The best UK regions for warehouse space
The Midlands and the Golden Triangle

The Midlands is the heart of UK warehousing. The so-called Golden Triangle of logistics sits here and the Office for National Statistics estimates it lies within a four-hour drive of 90% of the British population. Rugby has the highest concentration of transport and storage businesses in the UK and the East Midlands accounted for the largest share of warehouse construction spending in 2021.
The M1, M6, M42 and A14 meet here, East Midlands Airport is one of the UK’s busiest cargo airports and the East Midlands Freeport offers customs and tax incentives on designated sites. Rents in the East Midlands sit below the UK average at around £10.50 per sq ft.
Key locations include Birmingham, Coventry, Leicester, Northampton, Nottingham and Derby.
Best for: national distribution centres, retailers and any business delivering across England.
London and the South East

London and the South East have the highest warehouse rents in the UK, with prime space around £27.50 to £29 per sq ft. The trade-off is unrivalled access to the country’s largest consumer market, Heathrow’s air freight and the Thames Freeport.
Most businesses here use smaller urban units for last-mile delivery rather than large distribution centres. Locations along the M4 and M25, such as Reading, offer a balance between access to London and slightly lower costs.
Best for: same-day and next-day delivery, premium retail and businesses serving London customers.
East of England

The East of England is home to Felixstowe, the UK’s busiest container port, which together with Harwich forms Freeport East. The A14 links the ports directly to the Midlands. Peterborough and Cambridge are well placed for both port traffic and the wider region.
Best for: importers, food producers and businesses handling container freight.
Yorkshire and the Humber

Yorkshire combines lower rents with excellent connectivity. The M62, M1 and A1 cross the region and the Humber Freeport covers ports including Hull and Immingham. Leeds, Wakefield and Sheffield are established logistics hubs and Doncaster has one of the highest concentrations of transport and storage businesses in the country.
Best for: northern distribution hubs, importers using the east coast ports and growing businesses looking for value.
The North West

The Port of Liverpool, the Liverpool City Region Freeport and the M6 and M62 make the North West a strong base for trade with Ireland and North America. Liverpool and the surrounding area offer good-value space with access to Manchester’s large consumer market.
Best for: importers and exporters and businesses serving the North West and Ireland.
The North East

The North East has some of the lowest warehouse rents in the UK. The Teesside Freeport, Port of Tyne and Nissan’s Sunderland plant support a strong manufacturing and automotive supply chain around Newcastle.
Best for: manufacturers, automotive suppliers and cost-conscious operations.
The South West, South Coast and Wales

Rents in the South West average around £9.75 per sq ft. The M4 and M5 meet near Bristol and Cardiff gives access to South Wales. Along the south coast, the Solent Freeport and the Port of Southampton make Southampton a strong choice for importers.
Best for: regional distribution and import businesses using southern ports.
Scotland

Most Scottish warehousing is concentrated in the Central Belt along the M8 between Glasgow and Edinburgh. The Firth of Forth is one of Scotland’s two green freeports.
Best for: businesses distributing across Scotland.
The best location for your type of business
Start-ups and small businesses
For start-ups, cost and flexibility usually matter more than national reach. Small units on flexible leases in lower-cost regions such as Yorkshire or the North East keep overheads down. Being close to your customers or your suppliers is often more valuable than a motorway junction. A well-designed layout can make a small unit work much harder and there are plenty of storage solutions for small warehouse spaces.
E-commerce and retail
Online retailers often need two types of space: a central fulfilment centre in the Golden Triangle and smaller last-mile units near major cities. The growth of online shopping has also changed what a warehouse needs inside, as explained in this guide to what e-commerce growth means for warehouse storage design.
Food and cold chain
Food businesses benefit from being near producers in Lincolnshire, East Anglia and Yorkshire, as well as near ports for imports. Power supply and building specification matter more than usual and specialist cold storage racking is essential for chilled and frozen goods.
Manufacturing and automotive
Manufacturers should prioritise proximity to their plants and suppliers. The West Midlands, Derby, Sunderland and Oxford all have strong automotive clusters with established supply chain warehousing.
Importers and exporters
Businesses moving goods internationally should look at locations near Felixstowe, Southampton, Liverpool and the Humber ports. Freeport tax sites can offer additional benefits, including the ability to store goods with duty suspended. The government’s freeports handbook explains how these sites work.
Large corporations and national operators
Large organisations typically need big, high-specification buildings with high clear heights, generous yards and the power to support automation. These are most readily found in the Golden Triangle and along the M62 corridor. Many operate a hub and spoke model, combining a national distribution centre with regional sites closer to customers.
Look beyond the rent
The cheapest rent per sq ft is not always the cheapest location. Transport costs, business rates, fit-out and labour can outweigh a lower rent. Moving between sites also carries significant one-off warehouse relocation costs, so it pays to choose a location that will suit the business for years, not months.
The most important factor is often how well you use the space you rent. A warehouse that stores more pallets per sq ft effectively has a lower rent than one with the same footprint and a poor layout.
How Logical Storage Solutions can help
Wherever you choose to rent warehouse space, Logical Storage Solutions can help you get the most from it. The team offers pallet racking design and installation across the UK, using high-density systems and mezzanine flooring to increase capacity without increasing your footprint.
That can mean choosing a smaller, more affordable unit, delaying a move to a larger site or fitting more stock into a building in a prime location.
Whether you are a start-up taking your first unit or a national operator fitting out a new distribution centre, get in touch with Logical Storage Solutions to plan a layout that makes every square foot count.
